From Gold Coast to Logan
21 Aug 2007
Much has been said about Beenleigh's move from the Gold Coast City Council to Logan City in the recent shake up of local government boundaries. The Minister responsible, Andrew Fraser, and the Premier have both said that this is a definite change and there will be no going back. In a record sitting, Parliament passed the legislation at 4:30 AM last Thursday morning. So what does this mean for local residents? Some have bemoaned the end of their world as they know it, but most people are settled with that there can't be too much upheaval at all.

Quite often Agents get asked to cut their commissions by sellers stating that they will only list with you if you discount your commission. There are agents out there who will discount their commission by as much as 50%...they'll also discount their level of service by 50%, and the price you get for your home....See where I'm going here....

If you reject tenant tendering you believe in controled markets, this is the core of Communist ideology. Communism lead to shortages and the reduction in living standards. Communism was rejected world-wide, and we should also reject the Communist-based criticism of tenant tendering.

For those of you who missed my dissappearing act...

Recently, our tenant tender process has been discussed in a web forum and after taking the opportunity to respond, (which I did rather thoughtfully), my efforts were swiftly removed by the forum operator as I had linked to this site amd myself to personally address the concerns. As this is a fair arguement, I have reposted those posts here.

Hi there

My name is Tanya Black. I am a working mother of a one and a two year old and I also co-own the business in question.

Thank you everyone for your overwhelming response to the poll we have been running on our site. The feedback has been overwhelming and it's great to hear from both sides of the equation.

We are constantly trialling new ideas to try and achieve a happy medium for our clients, both tenants and landlords.

Firstly I'll clarify what the tenant tender process is.

The tenant tender is NOT a bidding practice. When you invest what is often over $100,000 into a property, you are not only looking for the best return on that investment, but you are also looking for the best quality tenant to maintain that property.

Therefor, when we are explaining the tender process to applicants, they are made aware that if they are a high quality tenant with good references, this will act to their advantage in the eyes of a landlord. The highest offer doesn't necessarily get the approval for the property.

I have covered the background and the process itself on my blog on our website here

Once again, thank you to everyone who has put their opinion forward. We greatly appreciated this feedback. As an independant business, we aim to offer a service that is of a higher quality than the cookie cutter franchises in town.

On another note, if you are presently renting and wish to start investing yourself, there is not more secure and versatile way than via property.

There are many ways to get into the property market, and I'm happy to recommend some reading material for those of you wishing to purchase your first home. To contact me, either call our office or email me from our website.

Kind Regards

Tanya Black

and:

The reason we've created the poll is so that people like yourself can raise their concerns.

It would be great if you can raise the specific concerns you have with the process, so that we can workshop the idea again and address those concerns.

As with any new idea, you don't know how well it will be received until you've trialled it in the marketplace. We are obviously getting some feedback, and we will address that as it is raised, especially if the same feedback is coming from several people.

If you'd prefer to contact me directly, you are welcome to do so - here.

I view every criticism as an opportunity to better our business model and we appreciate all those who give us the opportunity to discuss their concerns and reach appropriate outcomes.

For a little bit of background and a clear explanation of the tender process, click on the link in my previous post.

Thanks again.
